November 12, 2020

Lapel Eagles

Call to order: Gary Shuck, Tony Hewitt, Angie Duncan, Trefin Luker, Jeff Keith, Teresa Retherford, Chris Hobbs, and Kourtney Krabbe.

Shuck suspended the regularly scheduled meeting, and opened a public hearing for the Hersberger replat. Scott & Tammy Hersberger are asking the Planning Commission to approve their replat of their two parcels on Ford Street into one parcel. According to the Town of Lapel Zoning codes, homeowners cannot have more than 60% of their properties covered by buildings/hard surfaces. Combining these two parcels will allow the Hersberger’s to build their new home, and stay under the 60% limitation. The two parcels have already been replotted with Madison County for taxing purposes. There were no objections or comments regarding this replat.

Shuck closed the public hearing, and reopened the regular scheduled meeting.

A motion was made to send the Hersberger replat to the Town Council with a favorable recommendation by Retherford, 2nd by Hewitt; all were in favor.

Lapel Commons Sketch Plan Review: Mr. Richard Fiddler, and Hallmark Homes representative Phil Willis presented their sketch plan for the upcoming housing addition at the end of 5th & 6th Streets. Mr. Fiddler stated there will be convents required, an HOA required, and that common areas will be maintained by the HOA. Hallmark Homes is developing the property, and they have contracted Arbor Homes to build the homes. They are looking at doing single story homes around $200K, and two story homes around $230K. No plans have been approved yet. Tonight’s meeting was just to look over the sketch plan, and provide feedback.

A motion was made to approve 10/8/2020 meeting minutes by Retherford, 2nd by Keith; all were in favor.

A motion was made to approve permits 2535-2549 by Retherford, 2nd by Luker; all were in favor.

A discussion was held on a permit application put in for a home on CR 700S. The home plans were approved, but Chris Hobbs needed to verify the home address, and how they planned on putting gas in the home before issuing the permit.

Being no further business to discuss the meeting was adjourned.
