Lapel Planning Commission

Lapel Eagles

In person attendance was Gary Shuck, Teresa Retherford, Paula Lee, Matt Wood, Angie Duncan, Kourtney Krabbe, Corrie Meyer, and Shanna Kelly, Town Attorney. This meeting could be attended either in person at the Lapel Eagles, or virtually using the GoTo Meeting link found on the Town’s Facebook page.

Sheller Replat: Paul Sheller presented his petition for a replat for 104 S Ford Street. Sheller is combining all three existing lots into one lot so he can then build a new home. The Planning Commission did not see an issue with the replat of the lots, but had some concerns regarding the publication of this replat. Paula Lee stated she could help Sheller get the notice sent to the Herald Bulletin. Sheller also needed to have the adjoining landowners write a letter that states they agree to the replat of the lots. A motion to send a the Sheller replat to the Lapel Town Council with a favorable recommendation pending publication in the paper, and certified letters sent out was made by Retherford, 2nd by Lee; all were in favor.

Subcommittee: Continuation of the permit fee schedule was held earlier this evening, and the next meeting will be 7/14/2021 @ 6:30pm at the Lapel Town Hall. Due to the town’s former building inspector no longer being employed by the Town of Lapel, the subcommittee is now in need of an additional member. A motion to nominate Mike Daniels to join the Planning Commission subcommittee was made by Lee, 2nd by Shuck; all were in favor.

The 6/10/2021 meeting minutes were tabled until 8/12/2021 due to not enough members present at the current meeting.

Lee stated that the Town of Lapel has hired a new building inspector. Dennis Nail with Banning Engineers will be available on Thursday afternoons.

A motion to approve building permits 2598-2602 was made by Retherford, 2nd by Wood; all were in favor. Shuck stated that permit 2599 needs a legal egress in order for the building inspector, and utility crew to have access to the property.

Uninhabitable Properties: The six month agreement the Planning Commission has with the property at 231 W 7th Street is set to expire on 7/18/2021. Retherford stated she would meet with Andy Cole to obtain an update on the demolition. If Cole does not meet the 7/18/2021 deadline or have plans for the property, the Planning Commission will send a notice of public hearing for the August meeting.

The six month agreement the Town of Lapel had with the property at 210 W 9th Street expired on 6/15/2021. The town’s building inspector needs to contact the property owners so he can inspect the progress, and write a new report. This new report will discussed at the meeting in August.

Retherford states the building at 1035 Walnut Street currently has the door off, and the roof has caved in. She would like the building inspector to take a look at the property, and write an inspection report.

Being no further business to discuss, the meeting was adjoined.
