Call to order: Gary Shuck, Dan Paddock, Angie Callaway, Jeff Keith, Matt Wood, Paula Lee, Kourtney Krabbe, and town attorney Shanna Kelly.

A discussion was held on the potential subdivision that Hallmark Homes & Arbor Homes are proposing to build on the 14.5 acres off Central Ave. This property was rezoned from agriculture to R2 in 2020. Steve Servies from Servies Engineering & Surveying, LLC was present to discuss the proposed plans. Servies stated they are looking at 49 lots with ranging lot sizes of 60ft x 121ft or 62ft x 121ft. The subdivision would have an HOA to maintain the common areas, and three retention ponds; which would be controlled by Arbor Homes until 75% capacity is met. The three retention ponds would all be interconnected, and use a 6in drain pipe to flow water into the storm drain. The roads would be 30ft wide, and have one entrance in and out of the subdivision. Concerns were made about the one entrance off of 6th Street onto Central Avenue, and the current street parking situation.  Gary Shuck stated that the plans would need to be further reviewed by the Planning Commission, CommonWealth Engineers, and Neil Stephenson from MCCOG.

No decision was made on the proposed plans at this meeting. Further discuss will be held at the March 11th meeting.
